The animal attraction pulses between them and the situations they find themselves in are so outrageous yet hot. I kept waiting for Derek to realize he really cares-for him to show more heart and less jerk. Penelope and Derek make a great couple. The only thing is I would have liked to see how they faired down the road..

This gorgeous story had me melting too many times to be healthy: First of all, the premise is a great tease. A rookie realtor needs to sell her first house at all costs or she'll be homeless. Her first client is an obnoxious yet extremely tempting and hot millionaire. Between them, a duel of fiery attraction sparks up as he infuriatingly opposes each house she proposes. Ri I'm still panting with excitement.

Risks and increasingly sexy encounters mark each showing, and I loved every minute of it. This man is hard to understand and he puts the heroine through a lot of trouble. Thank goodness his absolutely steamy passion makes up for some of antics. We get to know the woman very well and like her, too. I wouldn't say that doesn't happen with him because we do get very significant snippets of information from what little he says. Yet what it's indeed missing is a reason why he's so uncommunicative and why he behaves so hermetically towards her. It's obvious that the author put effort into making the house-showing believable and professional.

I loved the final part as it sheds some light onto the man's behaviour as well as it adds romance and happiness. I ended up feeling sated, though I wouldn't mind an extra epilogue? The house viewing went on too long. I felt no chemistry between them and I had to force myself to read this novella to the end just to see what happened.

Although Derek was arrogant and frustrating I truly felt for him. When the reasons behind his attitude was revealed my heart hurt for him. Quite a few times I found myself frustrated for Penelope.

The storyline for this book is easy to follow and is an enjoyable read. I liked hero, heroine and storyline. Having just got her realtor license Penelope is excited to have her first client. Eager to sell her first house and earn herself much needed money. When Penelope meets her first client, Derek Conway, she tries her hardest to find the home for him. No matter what house Penelope shows him Derek turns it down.

After getting hot and heavy together, Penelope tries to focus on her job. But with a deadline looming and her attraction growing, what will happen between Pen and Derek?

Penelope needs to sell a house asap in order to pay her rent and her bills. Derek is difficult to say the least as her client.

None of her choices in houses seems right to him. There is a underlying chemistry between both characters. What happens when temptation gets the best of them? Will Penelope be able to sell Derek a house in order to make rent? This is a Penelope is a girl who is down on her luck and gets a new job as a real estate agent. This is a quick, fun, and sexy, insta-love read.

I wish it would have been a wee bit longer, just enough for the characters relationship to develop a little more. If your a fan of insta-love with a HEA, then this the book for you. This was another entertaining tale from Penny Wylder. Nov 29, Ariane Lambert rated it liked it. Selling out the Billionaire is a quick dirty read. Compared to some Penny Wylder's other books, it wasn't really my favorite. I felt the story line was hard to follow and had to reread a couple lines to figure out where we were again in the story.

Overall though it was a fun quick read that if your looking for a break and want that from a book this is perfect. Penelope is relateable in her struggle to make ends meet and break out into the professional world. Overall, as I said not my favorite but a good, quick read. Received ARC for honest review.
